There is nothing better for your heating and/or air conditioning system than semi-annual residential maintenance. Semi-annual maintenance allows your system to work at peak efficiency year in and year out. A system that is maintained semi-annually experiences considerably fewer breakdowns.

Precision Tune Up Includes:

  • Test refrigerant charge.
  • Check cleanliness and function of inside evaporator coil.

    • Will be cleaned in place.
    (If the evaporator coil is found to be abnormally dirty a separate quote will be given to disassemble, clean and reinsert.)

  • Check cleanliness and function of outside condenser coil.
  • Wash outside condenser coil and clean outside of unit.
  • Clean minor debris and vegetation from around outside condenser and from inside of condenser.
  • Lubricate all motors and bearings and check function.
  • Check all capacitors.
  • Test gas connection for leaks and ensure no flammables are near furnace.
  • Test thermostat and all controls.
  • Clean and treat condensate drains and pumps.
  • Check and clean heat exchanger.
  • Inspect flue and gas furnace and make sure safe.
  • Adjust belts.
  • Inspect ductwork.
  • Clean washable air filters/replace filters if available.
  • Clean filter grills.
  • Clean surface of inside unit.
  • Inspect Indoor Air Quality Systems (IAQ).
  • Check Compressor Windings.
  • Test drain line ceiling saver kit.
